EXTERNAL DESCRIPTION

Villa Roccamare is immersed in the wonderful pine forest of Roccamare whose private park is fully fenced and controlled by a keeper, and the beach is blue flagged (quality and clean sea).
From the entrance private gate a small gravel driveway leads up to two open spaces bordering the villa (from the front and the side).
The property is surrounded by a lovely garden (5000 sqm) with English-style lawn, fully fenced by hedge and several plants.
Within the garden there is a wooden dining table for 8/10 people, chairs, sun loungers and a wood-burning oven, ideal for outdoor cooking (Italian pizzas or roasted meat).
The white sandy beach (one of the most beautiful in Tuscany) is just 70 m away. Here you will also find a private beach hut and a bungalow (shared with other guests).
Total privacy is guaranteed as the access to the beach is allowed exclusively to the owners of the villa and their guests.

INTERNAL DESCRIPTION

Villa Roccamare is a charming detached villa (600 sqm), set on two levels (ground floor and first floor) and can accommodate up to 16 people, for a total of 8 bedrooms and 6 bathrooms (including 3 ensuite).
The main entrance to the property is on the first floor (however, there are several entrances).Ground Floor: This floor consists of a kitchen overlooking the outside area, fully equipped with wooden table for 6 people, cooker hob and oven.
Then there is a large hall divided into two parts: the first part is provided with a dining table for 10 people and comfortable sofas, whereas the rest of the hall is furnished with armchairs, coffee table, flat screen tv and wooden desk (with printer).
A door leads to a twin service room and a bathroom with bathtub.
Along the corridor you will find a triple bedroom (2 single beds and 1 sofa bed), two twin bedrooms (of which one with ensuite bathroom with shower and two sinks) and a bathroom (with bathtub and shower).
First Floor: The first floor, which is accessed through a staircase, is made up of a large hall with a table for 8 people. Then there is an American kitchen, fully equipped with two refrigerators, oven, dishwasher and washing machine.
Next to the kitchen you will find a living room, surrounded by large windows overlooking the garden and furnished with three sofas, coffee table, flat screen tv (with Sky included) and fireplace.Along the corridor there is the sleeping area consisting of: a twin bedroom, a triple bedroom and two double bedrooms with ensuite bathrooms (with shower) forming a large suite for 4 people. Two bathrooms with shower make the rest of this floor.
Included free Wi-Fi and air conditioning throughout the villa.

OUR OPINION

Villa Roccamare is the ideal accommodation for a family with children or a group of friends wishing to spend an absolutely relaxing holiday in the beautiful Maremma Coast, just a few meters from the seaside, in total privacy and complete peace.

CONDITIONS AND PRICES

This property can only be booked on a monthly basis.Included in the price: Towels and sheets provided; garden and pool maintenance; Wi-Fi Internet Connection.
Excluded from the price: Utility bills (water, gas, electricity consumption); final cleaning.
Security deposit: Customers are required to pay a security deposit (to be agreed with the owner) which will be returned at the end of the stay deducted from eventual damages.
This apartment for rent is not a hotel, agritourism, B&B or similar, and therefore by law, extra services similar to those you may find in these types of accommodations, such as a reception, concierge or security, receiving mail, provision of meals and drinks, cleaning and change of linen during your stay, and amenity kits with soaps etc. are strictly prohibited.

Villa Roccamare is located in the beautiful pine grove beach front estate of Roccamare, near the village of Castiglione della Pescaia, in the heart of the Maremma Grossetana.
In this area, in addition to the nearby seaside resorts (such as Follonica, Punta Ala, Principina and Marina di Grosseto), there are some
important sites of historical-artistic interest:

- the archaeological sites of Vetulonia (25 km) and Roselle (32 km);
- the medieval village of Massa Marittima (42 km) with its Archaeological Museum and Mining Museum;
- the abbey of San Galgano (73 km), one of the most representative examples of Cistercian Gothic style in Italy, famous for the absence of its roof and for the presence of "the sword in the stone"
